Rising Rents Are Making the First-Home Deposit Race Tougher

Why renters may need a sharper savings and borrowing plan before they buy

Fresh rental market commentary points to an uncomfortable reality for many aspiring first-home buyers: even when property price growth slows, high rents can still make the path to ownership feel harder.
For Australians renting while saving a deposit, every rent rise can reduce the amount left over for savings, moving costs, upfront buying expenses and loan application preparation.

This matters because lenders do not only look at the size of your deposit. They also assess income stability, regular expenses, existing debts, savings behaviour and whether proposed repayments look manageable after allowing for interest rate buffers. A household may be paying rent reliably every month, but still need to prove that a future mortgage, council rates, insurance, utilities and maintenance costs will fit within its budget.

For first-home buyers, the pressure is especially strong in capital cities and tight regional rental markets where vacancy rates remain low. Some renters are responding by moving further from city centres, sharing accommodation for longer, delaying their preferred purchase date or considering smaller properties. Others are exploring low-deposit pathways, family support, state grants or stamp duty concessions where available.

The key is not to panic-buy just because rent is rising. A rushed purchase can create longer-term stress if the loan is too large, the property needs unexpected repairs or the buyer has not allowed enough cash for settlement and post-purchase costs. Before making an offer, buyers should model repayments using realistic rates and a buffer for future increases.

There are practical steps that can help renters stay competitive. Keeping a clean transaction history, reducing buy-now-pay-later balances, paying down credit cards, documenting regular savings and avoiding unnecessary new debt can all support a stronger application. It can also help to separate a deposit account from everyday spending so progress is clear and easy to verify.

This is where tailored guidance can be valuable. A mortgage broker can help compare lender policies, explain how rental payments may be viewed, and identify whether a government scheme or lower-deposit option could suit your situation. Not every buyer will qualify, and eligibility rules can vary, so checking early is better than discovering a problem after finding a property.

The takeaway is reassuring but realistic: high rents are a genuine hurdle, not a personal failure. With a clear savings plan, careful affordability checks and the right documentation, first-home buyers can still build a pathway from renting to ownership without overcommitting.
